Director, Real Estate

Accountable for all Real Estate and Development activities for Corporate and Franchise Red Robin Restaurants. Partners with Construction/Design teams to enhance convenience, customer experience and relevance through new site development, Donatos initiatives and the existing real estate portfolio, while maximizing profits and ROI. Will also coordinate site development with Construction/Design and other stakeholders to expedite openings and remodels.

Essential Functions:

  • Develop, oversee and implement Development and Real Estate strategy for company and Franchise restaurants on time and on budget

  • Identify new site opportunities and relocations; ensures best location/best value for all real estate acquisitions

  • Manage process and coordinate with Operations teams for temporary or permanent closures and other property matters

  • Oversee Real Estate Investment Committee presentations for approval

  • Oversee Development agreements and site approvals for Franchise locations

  • Oversee management of owned and leased Company real estate portfolio including:

  • New Lease Negotiations

  • Lease administration

  • Lease renewals and restructurings

  • Property management

  • Landlord relationships, disputes and approvals

  • Excess properties (dispositions, subleases and buyouts)

  • Liaise with FP&A and Accounting on financial impact of real estate strategy, forecasting and investment models

  • Support the implementation of Donatos as it relates to any required Landlord approvals

  • Lead Development Process for all major initiatives from identifying scope, costing and final design & construction walk-thrus

  • Oversee Corporate Office Services

  • Manage and develop two direct reports

  • Partner with Construction team to prioritize development opportunities to ensure best use of capital

  • Utilize consumer insights and marketplace analysis to make recommendations for specific elements of reinvestment/reimagine plans


  • Bachelor's degree required, MBA preferred

  • 10+ years of relevant experience

Knowledge, Skills and Abilities:

  • Working knowledge of all restaurant building and equipment systems

  • Proven success in owning and building a Restaurant Company‚Äôs development process and strategy

  • Proven ability to effectively influence and build trust with an Executive Team

  • Knowledge of restaurant design, construction & facilitates (Preferred)

  • Excellent written and verbal communication skills

  • Organized, detail-oriented and able to prioritize

  • Flexibility and desire to work in a fast-paced and evolving organization

  • Understanding of Financial Analysis

Compensation Range: $140,600.00 - $193,325.00
