Bilingual Leasing Consultant - The AvalonPosition Summary: Under the supervision of the Community Manager, theLeasing Consultant is responsible for leasing and pre-leasing apartments andimplementing the property's marketing plan.General Duties and Responsibilities: Meet and greet prospective residents and vendors in a professional andenthusiastic manner. Qualify clients by determining his or her needs, eligibility, anddesirability; Utilize telephone and leasing techniques designated by theCompany, always conforming to Fair Housing regulations; properly recordinformation regarding prospective resident visits on guest cards and followup on qualified traffic that does not lease. Tour apartment community and vacant apartments with clients and havespecific and current knowledge of apartment specifications, vacancies,notices, and rental rates. Responsible for having a thorough understanding of features and benefitsprovided by the subject community as well as comparable communities in thearea and be able to convert this knowledge into a selling benefit for thesubject community. Responsible for having a thorough knowledge of the surrounding area,schools, shopping, bus lines, and any other pertinent neighborhoodinformation. Responsible for having a thorough understanding of application criteria,lease paperwork, rent collection, and move-in/move-out procedures and beable to explain these items to existing and prospective residents. Review applications prior to submitting to Community Manager forapproval; type all necessary lease paperwork and inspect apartment prior tomove-in; type and mail denial letters to unapproved applicants; ensurelease file checklists are completed in full. Collect and store all deposits, fees and rents according to Companypolicies and procedures. Assist the Community Manager and Assistant Property Manager inimplementing the marketing and leasing plan for the subject community. Ensure the model and target apartments are ready for show on a daily basis. Maintain work areas and office in clean and orderly manner; inspect themodels, vacant apartments, grounds and amenities on a regular basis andreport any deficiencies to Community Manager. Prepare, maintain and submit all administrative forms, files andreports in an accurate, organized, and punctual manner. Maintain contact with business and locator services, as well as performoff-site marketing visits. Respond to all resident requests and concerns in an efficient andcourteous manner. Maintain a positive attitude, professional appearance and courteousdisposition at all times. Promptly report unusual or extraordinary circumstances regardingresidents, personnel or the property to the Community Manager. Fully understand and comply with Company policies and procedures.Qualifications and Experience: Bilingual (English and Spanish speaking) High School diploma or GED equivalent required. 1-2 years of apartment leasing or sales and/or customer serviceexperience preferred. Professional verbal and written communication skills. Able to adhere to set and variable work schedule, including weekends andemergencies as required. Able to professionally interact with customers, residents and guests,as needed. Proficient with MS Office, specifically Excel and Outlook; YARDIexperience preferred Weekend work required.
