You will standardize and enhance the process for procuring GCs forall greenfield construction projects in a defined area. This role will enhancevalue-generating competition between quality vendors. This position willreport directly to the SVP, Procurement and will be located in our DowntownDenver office.Key responsibilities* Delivering GC New Development cost reductions by leading strategic GCsourcing for each region and market in North America* Enhancing GC quality and construction results, through institutingcriteria for GC evaluation and managing pre-qualification process* Driving competition through enhanced and standardized bidding andnegotiation process, supported by Development and Deployment teams;providing final recommendation for GC* Creating opportunities for collaboration and value-engineering throughstrategic management of relationships with partner GCs* Developing and implementing sourcing strategies for General Contractors(GC's) for New Construction and Development projects includingassessment of Prologis capital procurement needs, market trends, andunderstanding supplier economics* Leading the process to select and manage GC's for New Construction andDevelopment for the Americas (RFP production, bidding documentation,contract reviews, analysis of bids, and price and schedule negotiation)* Setting criteria for GC evaluation, developing and maintaining scorecardsto track GC performance and quality and adjust sourcing strategies based onperformance and business unit input* Monitoring contract compliance, customer satisfaction and solvingoperational issues with GC's (e.g., quality, delivery and service issues)* Establishing and maintaining contractual and business relationships withcritical contractors, including conducting pre-qualification processes andexpanding pool of quality bidders* Developing, championing, and ensuring implementation of ideas that willoptimize Prologis' total cost of ownership year-over-year for GC's* Establishing key performance measures for each spend category (e.g.,cost per unit, total product expense) including defining the datacollection process, forecasting budgetary impact, tracking savings,ensuring savings are captured in budgets, and communicating performance toseni* Remaining current with market trends through relationships with vendors andmarket experts* Identifying/defining sourcing best-practices both within and external toPrologis and working with key stakeholders to ensure that those best practicesare widely adopted by Prologis' groups, segments and subsidiaries* Provide assistance to Prologis' acquisition strategies by completing thedue diligence (including assessment of synergies) and integrationactivities for the spend categories* Maintaining a working knowledge of applicable federal, state and locallaws and regulations as well as any internal policies (e.g. code ofethics) or procedures to ensure that the behavior exhibited by theorganization is honest, ethical and professionalIf the Category Manager is successful - 1 year from now* Sourcing strategies will be defined and in place for General Contractors inthe defined region commodities with clear evidence of savings captured (2%-3%)* Accurate performance data for GCs will be actively collected and monitored* Detailed implementation plans will be in place and partially executed toachieve savings identified during sourcing strategy development* The working relationship between the
